Pricing Strategy is critical to the process.  Location and condition are very important variables as well.  However, we use many tools to assist the pricing process.  We will look at recent comparable sales, customizable market graphs through our Focus 1st Software and analysis via a SWOT analysis.  We want our clients to be fully educated on the pricing process.  Together, we hope to find the most strategic price point for your home.  Please note, we will address price on a monthly basis until a contract is procured.


We will work with you, room by room, and make recommendations for staging your home.  Having your home “Parade Ready“ will enhance the buyer’s showing experience and likely garner more competitive offers.   Staging may include making necessary repairs.  Lastly, having a home that is sparkly clean will make an impact too.  Buyers tend to lack vision, so creating a palette which is simple and beautiful will help sell your home.  Just a tip: make all surfaces simple and clutter-free.  Your home will be professionally photographed, and personal items and small trinkets will often compromise photographs.


A one-day shoot with our professional photographer, Greg Busby with BuzzHome Productions will be scheduled ASAP.  He provides high resolution photos and HD video.  If relevant, he will complete drone photography.  We will have a consultation with him to determine the most ideal angles for marketing purposes.  These images will be used for MLS, Internet, Print Advertising and Social Media.


Greg will complete a beautiful HD virtual tour of your home.  This is not your typical video; this is a true tour of your home with professionally written script which is included in the tour.  This tour will be used in all marketing efforts:  Internet, MLS, and Social Media.


Through the RE/MAX Design Center a four-page brochure will be designed with high quality glossy stock and available for showings.  We pride ourselves on creating a story about your home to coincide with all of our marketing efforts.



A city approved RE/MAX Properties, Inc. luxury sign will be prominently displayed at the front of the home.

We will honor your wishes regarding home tours.  In most instances, we are all for buyers and their agents to view your home privately without our presence.  During their tour, they want to be able to have the freedom to look at your home and have private conversations with one another.  Our presence can be deemed invasive.  We are happy to discuss this in more detail.


We will enter a thorough description of your home’s features, along with the maximum number of photos, into the Pikes Peak Association of Realtors’ MLS and Denver Metro List.  Most buyers affiliated with a Buyer’s Agent will use their personalized MLS websites to find up to the minute new listing information.  If relevant, we will include your home in the Denver MLS.


All current studies have shown that wide internet exposure is the most important vehicle to get your listing in front of the buying public. Accordingly, our primary focus is on this venue. Your home will be listed on over 200 sites.  According to the National Association of Realtors, 98% of buyers start their search on the internet.  Having a powerful presence on the Internet is critical to the process.  Your photos and videos will be imperative to this advertising.


Each year, the effectiveness of print advertising becomes less relevant.  Our goal is to create momentum and interest in your home. Buyers are not finding enough content in print media to make searching in newspapers or local periodicals relevant.   With that said, we will use the Gazette and CSBJ when necessary.  


We will leverage listings with targeted marketing using Facebook and Google Pay per Click Ads.  The power of Social Media is critical to this market.   Regardless of price point, we cannot underscore the power of Social Media.
